New to Starkville?
The practical things nobody tells you until you have already signed.
Setting up utilities
Electric and water run through Starkville Utilities, the city-owned utility. Take your signed lease and a photo ID to 200 North Lafayette Street, or start it online before you move.
Gas is Atmos Energy. If your address sits outside the city limits, electric may be 4-County Electric Power instead — ask us and we will tell you which one covers your unit.
Starkville UtilitiesWhen to start looking
Starkville leases far ahead of move-in. For an August start, look between September and November — by spring the good inventory is committed.
Mid-year and short-notice openings do happen, usually from a transfer or a graduation. Those show up in our listings the day they are known.
See what is openWhat you need to apply
A photo ID, proof of income, and rental history. Applications take about ten minutes online and we review them in the order received.
If something on your record needs explaining, tell us up front. Context matters and we would rather hear it from you than find it on a report.

Property management for Starkville owners
We manage our own portfolio and manage for other owners who would rather not handle leasing, maintenance, and collections themselves. Same crew, same systems, same standard.

Frequently asked
How do I apply?
Every application runs through our online portal. You will need photo ID, proof of income, and rental history. Applications are reviewed in the order received, and we will tell you either way — we do not leave people waiting.
What do you screen for?
Credit, income, rental history, and background. We apply the same criteria to every applicant, every time. If you have something on your record you want to explain up front, tell us — context matters and we would rather hear it from you.
Is there an application fee?
Yes, and it covers the actual cost of running screening. It is disclosed before you start the application, never after.
Do you allow pets?
At many of our properties, yes, with a pet deposit and monthly pet rent. Restrictions vary by building — ask before you sign. Assistance animals are not pets and are never charged a pet fee.
When does pre-leasing start for next August?
Early fall. Starkville leases well ahead of move-in, so if you are targeting an August start you should be looking in September through November, not in the summer.
How do I pay rent?
Through the resident portal — one-time payments or autopay. If you were with us before our September 2026 platform move, your old autopay did not carry over. You will need to set it up again in the new portal.
How do maintenance requests work?
Submit through the resident portal, any hour. Emergencies — no heat, no water, anything actively causing damage — call us directly instead of filing online.
